How Does Mortgage Calculation Work?

Payment calculation uses the French Amortization System (PRICE Table), where payments are fixed throughout the contract.

M = P [ i(1 + i)^n ] / [ (1 + i)^n − 1 ]
  • M — Monthly payment
  • P — Principal (financed amount)
  • i — Monthly interest rate
  • n — Total number of payments

💰 PRICE Table

Equal payments from start to finish. Early on you pay more interest; over time, more principal. Ideal for those wanting predictability.

📉 SAC System

Constant amortization. Larger payments early on, decreasing each month. You pay less interest in total. Ideal for those with higher income now.

Frequently Asked Questions

How do I compute a mortgage payment?

Use the PRICE formula: M = P × [i(1+i)^n] / [(1+i)^n - 1], where P is the financed amount, i the monthly rate, n the number of payments. Our calculator does this automatically.

What's the difference between PRICE and SAC?

PRICE keeps payments equal throughout the contract. SAC (Constant Amortization System) keeps amortization fixed but interest decreases each month, so payments fall over time.

How much down payment do I need?

Banks usually require a minimum 20% down payment. The bigger the down payment, the smaller the installments and the less total interest paid over the loan.
